Why painting is different in Ann Arbor
Ann Arbor has houses from the 1800s next to houses built last year. The older ones have wood clapboard, plaster walls and trim under many coats of paint, some of it oil-based and some of it likely to contain lead. The mid-century ones often have aluminum siding. The newest have vinyl and fiber cement. Each needs its own prep.
The climate adds to it. Snow, freeze and thaw and humid summers are hard on exterior paint, and the outdoor season runs only from about late spring to early fall. The city also has 14 local historic districts, where painting bare brick is discouraged by the city's design guidelines. We plan each job around the house, the season and the rules.
How we work
It starts with a free estimate. We walk the job, measure and talk through colors and sheen. You get a written quote that lists the prep, the paint and the price. On the job we cover floors and furniture, then patch, sand, caulk and prime. Two finish coats follow. At the end we clean up and walk the finished work with you. Most rooms take 1 to 2 days and a full exterior usually takes 3 to 5 days, depending on weather.
